Not paying bus fare

Q: I am a student studying in university. When the university is off, I come home on the local coach. The route is from Qasoor to Larri Adda. I dont pay the fare because the coach owners mostly stop  after coming to Chaubriji while I have to go to Mao College. I dont pay the fare because of this hadees "jab bi koi cheez rokay to maahz Allah hi ka liya rokay" is this niyat jaiz?

Goodwill pagdi system

Q: I have a question related to an old rented property system called pagdi system. My friend had a shop in 2002 and he wanted to give it for rent. But unfortunately the old pagdi rented system was imposed at that time and most of the properties were rented on this system. So he also accepted the pagdi rented system and gave it for pagdi rent based...

The rules in this system are mentioned below:

1) The total price of the shop is 200 000

2) The owner gets half of the amount 100 000 at the start of the pagdi rented system from the tenant

3) The rent was fixed at Rs 700 per month and after every 11 months 10% has to be increased. For e.g. If the rent was Rs 700 in 1st Jan 2002, then on 12th Dec 2002 the amount of rent has to be increased by 10% (700×10÷100=70)

4) So After 11 months, the amount is Rs 770 which again has to be increased by 10% after 11 months

5) The whole system is based on that and continues.

6) The amount of the shop now in 2017 is approx. 20 000 000

My question is that the Ulama gave the fatwa that pagdi system is haraam in Islam. All the pagdi system has to be ended and only the pure rented income is halaal. So after this, my question is that my Friend is the owner of the shop but the tenant left the shop in 2012 due to some personal reasons and also informed my friend who is the owner of the shop that he left the shop and he will come back soon but he did not come back after one year. He took out all of his furniture, assets and everything from the shop and also can't give any rent From 2012 to 2017  My Freinds Shop Was Closed And he did not get any Benefit from it He File the Case with the Court About all this situation And After Few Years The Court Ordered him the Case In his favour As An Ex Partee (Because the tenant Not Presented in Any Session of the Court) And My Freind Declared  as a Legal owner of the Shop  By The Court Of Law... It Is Halal To get The Shop In this way? Because We live in An Islamic Ideology State Pakistan And All The Rules & Regulation Of the Court Law is based on the Principles of Islam...

Q Is My Friend Feel Free In All this Way that it is Halal?

Q Is he be able to do his business in this shop According to Islam?

Rental dispute

Q: I stay in a rented apartment which is being shared between six people including me. A few days ago my friend (ex-roommate) had come to stay at our place for few days, and as a good gesture my other roommates allowed him to stay, but due to some unavoidable circumstances his stay got extended by a week and hence my other roommates asked me if he could pay us a small amount as he is staying longer and facilities such as Electricity and water is being used by him. So I told my friend that he will have pay a small amount, he said how come we are asking him to pay and all, so I told him we will discuss it later in the evening as I was getting late for the office, meanwhile he messaged my other roommate and enquired with him why we want him to pay the share. Now that conversation went little wrong and later he confronted my roommate and had a quarrel with him in abusive language, that he won't give the rent share and said we are cheap kind of people who are asking for rent and left our place after that, later on he posted about this incident in a whatsapp group where all my other friend s are present and they all stared to scold us for asking him for rent share and the conversation here as well went wrong and people stared to abuse each other and I'm being held responsible for everything. Now my question here is:

1. Are we wrong that we are taking rent?

2. Has the person did the right thing by posting about the incident on that whatsapp group and abused us?

3. What could be done in order to neutralize the issue.

Tenant claiming the cost of renovations from the landlord

Q:

1. Our tenant is withholding rent at our business premises which he has vaccated, citing that he has done some renovations and wants compensation for same. Please give shariah ruling regarding this.

2. The tenant also sublets portion of the premises and collects rent. What is the shar'ee ruling on rent collected on portion subletted. We will appreciate a mutual solution regarding this issue.

Landlord holding back deposit

Q: I have recently moved out from a house and I'm having some problems with regards to receiving my deposit which I innitialy gave when I moved in. The situation is as follows: 14 days before the month could end I made my intention known to the landlord that I am looking to move out and 8 days before the month could end I confirmed that I'll be moving out, however the landlord says that I gave a too short notice and she can't return the deposit and I did not give much time for her to get another tenant and I did not give 1 months notice (keeping in mind that we have not renewed a lease). She will now only give me the deposit when she gets a new tenant. Please advice regarding the shar'ee point of view in this situation.

Purchasing a house and giving it out on rent

Q:

1. Some one is on rent and they are still on rent and he has sold his house for 27 lacs and he has not still enough money to purchase a house in which all family members be settled. And now he is trying to purchase a house in a sense so that he can fulfil his current financial problems (for giving current rent in which they are still living), through rent income. It is permissible in Islam to purchase a house and allow it on rent , the income of this house is use for the rent of a house in which someone is rented.

2. It is permissible in Islam to invest the payment of sold house in a National savings centre in that sense to gain the fixed amount for a month (e.g. 9000) so some one can fulfil his financial problems (for giving current rent in which they are still living).
