Hiring out a buffalo for mating

Q: Recently, I started a farming business and alhamdulillah I have bought a few animals. One week ago, I bought a male buffalo for breeding, but someone told me that I can’t earn an income from the buffalo mating. Is it correct that I cannot hire out my buffalo to mate with other people’s buffalos? Can you also tell me how I should look after my animals in an Islamic manner?

Inheritance

Q: My question is my father put the house in mortgage to the bank. One year later he passed away. The loan amount was equal to the house value. No money was paid back to the bank. The bank kept asking for money for several years and finally they sent a letter to possess and auction the property. We were about to lose the house. During that time I came to USA and was able to pay the bank and got the house back from the bank. I allowed my married sister to live on the 1st floor of the house for no rental money, since we all came to USA including my mom and 2 brothers. For few years my mom took the 2nd floor rental income. But after that my sister started to use the rental income for her family. She used the rental income for 20 years. My question is that when I paid for the house to the bank, does the house belong to me or it should be divided according to the Islamic law. I don't want to do injustice to any of my 2 brothers and 2 sisters. Please advise thank you.

Marital problems

Q: I want to ask a question about my marriage. I got married when I was 18 to a guy who was 28 at that time. Then we lived together for 7 days because I was a student. So I came back in dubai and he went back to Canada. He never came back from Canada now. It's been 6 years I am waitng for him and we didn't have any intercourse in those 7 days. Now what am I supposed to do. Is my nikaah still valid?

Reciting thana in place of dua-e-qunoot

Q: On pg 217 beheshti zewar, masla 32. Mention is made of a person who instead of reciting dua e qunoot in witr, read thanaa, then later read the qunoot, no sajdah sahw is required. If he doesn't read the qunoot later, ie just reads thanaa or something else in the dua e qunoot, will sajdah sahw be wajib? The kitaab mentions dua qunoot is wajib. Like surah Fatiha. If one reads something else instead of Surah Fatiha sajdah sahw is wajib. Please can mufti sb explain why for the qunoot it is not the same?

Q: Are the following Hadiths a fabrication or are they authentic? Please also provide a reference.

1. "Rajab is Allah's month, Sha'baan is my month and Ramadaan is the month of my Ummah."

2. "Seek knowledge from the cradle to the grave."

Suspended talaaq

Q: We are married since last ten years. After four years my husband fights with me and told me if you call me then you have talaaq from me after that I called him by other person and talked with him after that about one year we fights again about the matter that I have called one relative girl and we discussed very much after that that girl calls my husband and told him that your wife fights with me and my husband come home and told me that you called that girl I said no he told me tell me truth if you don't tell me true then our relationship will break for ever after that we are separate now please tell me what is the way if we want to live together?

Zakaat on flats

Q: I have two small flats. First one I bought with the intention that I have a house to live on. Later I bought a second one and changed my intention to sell them both after some time to buy a house for me. Both are rented. I want to know.

1. How much zakat I have to pay now.

2. If I use the rent for my retirement money to live without work how do I have to pay zakat?

3. If I sell them and buy a house and start living in it and partly rent it to get money to survive in old age, how should I pay zakaat on it?
